Below we outline the different classes of property which can be certified and how the energy rating system works.
As with all new appliances the BER is a multicoloured graph displaying the energy efficiency of the building. The Building Energy Rating (BER) ranges from A (very efficient) to G (least efficient)
Accompanying the BER is an advisory report highliting the most cost effective ways of improving the rating.
The BER certificate is required for buildings for sale and rent and is valid for 10 years.
The assessment is non invasive and the BER assessor will make assumptions on the insulation properties based on the age and type of construction.
The advisory report is presented with the most cost effective options with the highest impact.
Non -domestic BER is required for buildings other than dwellings for sale and rent with a floor area greater than 50m2
Non - domestic BER must be carried out by a non domestic assessor registered with SEAI in the ROI
The complexity and the services fall under three levels;
All public buildings in Ireland also require a display energy certificate displaying the actual energy usage.
